If you’ve been putting off impact windows because of the cost, there’s a state program worth knowing about: My Safe Florida Home (MSFH). It helps eligible homeowners pay for the upgrades that harden a house against hurricanes — and those same upgrades usually earn you an insurance discount on top.
What the program offers
MSFH provides matching grants toward wind-mitigation improvements — commonly up to $10,000, typically on a $2-for-$1 match (the state contributes two dollars for every dollar you put in). Lower-income homeowners may qualify for a grant with no match required. Eligible upgrades include impact-rated windows and doors, reinforced garage doors, and roof-to-wall connections.
Who generally qualifies
Eligibility rules change between funding cycles, but the usual requirements are:
- The home is your homesteaded primary residence
- It’s a site-built, single-family home
- It was built before a recent code cutoff (older homes are the target)
- The home’s insured value is under a set cap
- You complete a free wind-mitigation inspection first
The one step people get wrong
Do not start the work before your grant is approved. The process is: apply → get the free wind-mitigation inspection → receive approval → then do the installation with an approved contractor. Work started before approval usually won’t be reimbursed. Funding also runs out fast each cycle, so timing matters.
How this stacks with insurance
The grant helps with the up-front cost; the wind-mitigation credit helps every year after. Remember that insurers generally require full opening protection (all windows and doors) to grant the credit — a partial job usually won’t qualify.
